There’s no one-size-fits-all insulation. The best choice depends on your available height, target U-value, budget, and the specific constraints of your roof. We specify the right option — not just the one we install most often.

Standard PIR Warm Roof

Rigid polyisocyanurate (PIR) insulation boards mechanically fixed or fully adhered to the existing deck, with a new waterproof membrane on top. The workhorse of commercial roof refurbishment — cost-effective, proven, and available in thicknesses from 50mm to 200mm+.

Best for: Most commercial flat roofs with adequate parapet height

U-value: 0.18–0.25 W/m²K typical

Tapered Insulation Schemes

Factory-cut insulation boards that create designed falls across the roof, eliminating ponding water and directing drainage to outlets. We design bespoke fall schemes for every project — no two roofs are the same.

Best for: Flat roofs with poor or no falls, ponding issues

U-value: Varies by average thickness — typically 0.18–0.22 W/m²K

Vacuum Insulation Panels (VIPs)

Where conventional insulation is too thick — restricted parapets, door thresholds, rooflights — VIPs deliver the same thermal performance in a fraction of the thickness. Up to 5x more effective per millimetre than PIR.

Best for: Height-restricted situations, conservation areas, refurbishment

U-value: 0.18 W/m²K in as little as 40mm total build-up

Isolocore 10 mm Ultra-Thin

The thinnest high-performance insulation available. Isolocore 10 mm VIP panels deliver exceptional thermal performance in just 10 mm of thickness — ideal where every millimetre counts. Perfect for overlay situations where raising the roof level must be minimised.

Best for: Extreme height restrictions, overlay refurbishment, threshold details

We design a bespoke insulation scheme — including tapered falls, VCL positioning, and the right insulation type. You approve the specification before we start.

Common Questions

What You’re Probably Wondering

Do I need to strip the existing roof to add insulation?

Not always. If the existing membrane is well-adhered and in reasonable condition, we can often overlay — adding insulation and a new waterproof layer on top. This is faster, cheaper, and avoids sending tonnes of material to landfill. But if there’s trapped moisture in the existing build-up, it needs to come off. Our survey tells you which approach is right.

What U-value do I need to achieve?

Building Regulations (Approved Document L) require a U-value of 0.18 W/m²K for new-build and 0.18 for renovations where reasonably practicable. If achieving 0.18 would be impractical (height restrictions, for example), you can agree a relaxation with Building Control — but you need to demonstrate you’ve gone as far as reasonably possible. That’s where VIPs and Isolocore come in.

How thick does the insulation need to be?

To hit 0.18 W/m²K with standard PIR, you’re looking at around 130–150mm. With VIPs, you can achieve the same in roughly 40mm. With Isolocore 10 mm, even less. The right choice depends on your available height, budget, and the specific constraints of your building.

What about condensation risk?

A warm roof design places insulation above the deck, keeping the structure warm and dramatically reducing condensation risk. We include a vapour control layer (VCL) below the insulation as standard, and every scheme is designed in accordance with BS 6229 to manage moisture movement correctly.

What does a warm roof upgrade cost?

Typically £60–£180+ per m², depending on insulation type (PIR is cheapest, Isolocore most expensive), roof complexity, access, and substrate condition. A 500m² office roof with standard PIR and tapered drainage might be £40,000–£60,000. We provide a detailed breakdown with every quotation.
